In your quest to find a commercial inspector, we hope that you will compare education, experience and the talent of the inspector as well as the time spent with you during the scheduling process, on-site and the time the inspector invests in generating a quality report.
We encourage our client to be present for (at least part of) our commercial inspection procedure. Our inspector looks for evidence of structural defects, cracks in foundations, roof leaks, moisture, water penetration, rot, carbon monoxide, mold, UFFI (urea formaldehyde foam insulation), asbestos, pests, insect infestation (i.e. termites, carpenter ants, carpenter bees and powder post beetles), plumbing leaks, unsafe electrical, components that require maintenance, repairs that were not performed correctly, cracks in chimneys, evidence of fire, ventilation, insulation, siding defects, proper grading and drainage, window and door defects, and more.
The commercial inspection and report does not include any of the commercial business equipment located on the premises and we do not provide any engineering reports. However, we will report on the condition of the property at the time of the commercial inspection, as well as, any deficiencies of the structural, electromechanical systems and components.
The Inspector will provide you with a verbal report of his inspection findings on site and/or a "call back" consultation and guided tour of his findings (for an additional fee) if our client cannot be present. Commercial Inspection reports include a detailed Summary of Deficiencies, custom narrative comment and considerable digital colored photography.
